How We Rank Agents

AgentScore rankings are built entirely from verified transaction data — no paid placements, no self-reported stats.

The short version

We pull publicly available real estate transaction records across British Columbia and score each agent based on a combination of objective performance signals. The result is a composite rank that reflects sustained, real-world performance — not who has the best headshot or the biggest ad budget.

What goes into the score

Transaction Volume

We look at how many deals an agent has closed. Consistent activity signals a working agent, not a part-timer.

Recent Activity

Markets change. An agent active in the last 12–24 months is weighted more heavily than one coasting on decade-old sales.

Both Sides of the Deal

We track performance on both listing and buying transactions separately. A strong listing agent isn't always the best buyer's agent.

Price Negotiation

We analyze how close to asking price agents tend to close — on both sides. This gives a signal of negotiating effectiveness without cherry-picking a few transactions.

Local Market Coverage

Agents are ranked within the markets they actually work in. A top agent in Kelowna is ranked against their Kelowna peers, not agents across the province.

What we don't use

Reviews or testimonials — too easy to game

Agent-submitted bios or awards

Paid promotions or featured listings

Years of experience alone — activity matters more

How rankings are updated

Rankings are refreshed automatically as new transaction data becomes available. An agent's score can rise or fall over time depending on their recent performance. We don't freeze scores — a rank should reflect what an agent is doing now, not just their career highlight reel.

A note on fairness

No agent, brokerage, or third party can pay to influence their ranking. If you believe there is an error in an agent's data, contact us and we'll investigate.
